Roof replacement

8 Signs You Need a New Roof for Your Raleigh Home

Your roof is one of the most important parts of your house. It protects everything underneath from water and from the weather outside. Over time it will start to show wear, and it is easy to take a roof for granted until there is a real problem.

Sometimes you know from a specific event that you need a new roof. Shingles have come off. There is a leak. The roofline is sagging. Those are obvious. But it is not always that clear whether a Raleigh roof needs replacing or simply repairing.

Often a roof reaches the end of its useful life without ever failing outright or taking storm damage. It just looks old and worn even though you have maintained it. Roofs are all we do, so we see the difference every week. Here are the eight warning signs that a roof may need to be replaced.

1. The roof is more than 20 years old

If your shingle roof is over 20 years old, you have probably had the use out of it and it is time to start planning. Typical asphalt shingles last 20 to 25 years here. If they were installed over an existing layer, expect less. Somewhere between 20 and 25 years is when most homeowners should be budgeting for a replacement rather than reacting to one.

2. Shingles are curling and buckling

Curling or buckling shingles are a clear signal. It means they are no longer properly attached and have very likely already been damaged. A curved shingle edge gives the wind something to catch, so the next storm makes it worse. Sometimes specific shingles can be replaced, but widespread curling usually points at a larger problem with the roof as a whole.

3. Water damage upstairs or in the attic

If you can see moisture or staining coming in from the roof, you have a leak. You are the first line of defence in spotting it, but tracing it is a job for a roofer, because water rarely enters where it appears. Get an inspection and an assessment of the damage before deciding between repair and replacement.

4. The roof is sagging

A sagging roofline means the structure underneath is compromised, and that is a replacement rather than a repair. Sagging usually happens because trapped moisture has rotted the boards under the roof. Stand back from the house and look at it from a few different angles. The lines should be straight. If yours are not, you have a problem that will only get more expensive.

5. Moss, mould or fungi covering the roof

Moss can be cosmetic, but it holds moisture against the surface and wears the granules off the shingles over time. Roof planes that get little sun are the usual culprits in a climate like ours. Brushing it off does not stop it coming back. Dark streaks are algae, and they can indicate the roof is no longer shedding water the way it should.

6. Pieces of shingle in the yard

After heavy rain, look for broken pieces of shingle rather than whole ones. Finding chunks in the yard is typical of a roof that is breaking down rather than one that has simply lost a shingle to the wind. If you are picking up fragments after a windstorm, have someone look at it properly.

7. Flashing around the chimney or vents is damaged or missing

Flashing is the metal that seals the roof where it meets a chimney, a wall or a vent. Damaged or missing flashing lets water straight in, and it is one of the most common sources of leaks we trace. It can often be repaired on its own. When it cannot, it usually comes as part of a replacement.

8. Missing shingles or granules

Shingles missing from the roof, or granules collecting in the gutters and at the base of downspouts, mean the roof is no longer protecting the house properly. A few shingles can be replaced. Widespread loss, or loss in the wrong places, usually means the roof has aged out.
