Metal Roofing done the way it should be
Metal is a different decision from asphalt, not a more expensive version of the same one. An asphalt roof is a twenty year purchase you will make three times. A properly installed standing seam roof is a purchase most homeowners make once, and the arithmetic changes accordingly if you intend to stay.
The objections are mostly outdated. A standing seam roof over a solid deck and underlayment is not meaningfully louder in rain than asphalt. It does not attract lightning. It does not rust when the substrate and finish are specified correctly for our humidity.
What it does do is shed water and wind exceptionally well, reflect a large share of summer heat load, and remove the recurring conversation about shingles entirely. In Chatham and Orange county acreage, where outbuildings and long roof runs are common, it is frequently the obvious answer.
What Metal Roofing Includes

- Roll formed 24 gauge steel with concealed clips, which allows the panel to expand and contract with temperature without working its fasteners loose.

- The finish that holds colour. Cheaper polyester finishes chalk and fade noticeably within a decade in North Carolina sun.

- Metal runs hotter than asphalt against the deck. Standard synthetic underlayment is not rated for it and will fail early.

- Clip spacing calculated for the wind loads at your address rather than a default pattern, with tighter spacing at edges and corners.

- Ridge, hip, valley, rake, eave and wall details formed for your roof rather than adapted from stock pieces.

When Metal Roofing Is The Right Call
- You intend to stay in the house. The economics turn in metal's favour somewhere around the fifteen year mark and strongly favour it past twenty.
- You are on your second or third asphalt roof. At some point repeating a twenty year purchase stops making sense.
- The roof has long, simple runs. Standing seam is at its most cost effective and most beautiful on uninterrupted planes.
- Summer cooling costs are high. A reflective metal roof can meaningfully reduce attic heat gain in our climate.
- The property includes outbuildings. Barns, workshops and detached garages are natural candidates, often in exposed fastener systems.
- You want the architecture to read as deliberate. A modern farmhouse, a contemporary build or a restored older home frequently asks for metal rather than tolerating it.

Metal Roofing Questions
Is a metal roof loud in the rain?
Not over a solid deck with underlayment and an insulated attic, which is how every residential roof we install is built. The comparison people remember is a metal panel screwed to open purlins over a barn, with nothing underneath it at all. That is a genuinely loud roof and it is not what goes on a house.
How long does a metal roof actually last?
A 24 gauge standing seam system with a Kynar finish, installed correctly, is a forty to seventy year roof. The finish warranty is typically thirty to forty years against chalk and fade, and the substrate outlives it. In practice the limiting factor is usually the homeowner's appetite for the colour, not the metal.
Does metal attract lightning?
No. Metal does not increase the likelihood of a strike. If anything it disperses the energy of a strike more safely than combustible materials, because it is non combustible and conductive.
Will it rust?
Not when the substrate and finish are specified correctly. We use galvanised or Galvalume substrate with a PVDF finish, and we detail cut edges and penetrations properly. Rust on residential metal in this region is almost always a symptom of cheap panel, cheap finish, or a poorly detailed installation.
Can you install metal over my existing shingles?
It is technically possible with a furring system, and we usually advise against it for the same reasons we advise against asphalt layovers. Going to the deck lets us confirm the sheathing is sound before we commit to a fifty year surface.
Is metal worth it if I might move?
Honestly, that depends on your market and your timeline. Metal generally appraises and markets well in the Triangle, particularly on farmhouse and contemporary architecture, but if you are moving in under five years an architectural asphalt system is usually the better financial decision and we will say so.
Do I need special framing?
Usually not. Standing seam steel is lighter than architectural asphalt, so framing is rarely an issue. Stamped metal tile profiles are heavier and we check the structure before quoting them.
