Roof Inspection done the way it should be
An inspection is the cheapest thing you will ever do for your roof, and in our case it is free, so the only reason to skip it is a suspicion that the inspector is really a salesperson. That suspicion is usually earned. Our inspection produces a report, not a proposal, and the report is yours regardless of what you decide.
We inspect from above and below. From above we walk every slope, check every penetration and photograph what we find. From below we look at the underside of the decking, the insulation and the ventilation, which is where the real story of a roof's health is usually written.
Roughly a third of the roofs we inspect need nothing at all. We tell those homeowners to call us in three years and we leave. That is not generosity, it is the reason the other two thirds trust the recommendation.
What Roof Inspection Includes

- Every slope walked and photographed
- Not a drone pass and not a look from the driveway. Bruising, seal failure and nail pops do not show at range.
- Penetration by penetration check
- Pipe boots, vents, skylights, chimneys and satellite mounts, individually inspected and individually photographed.
- Valley and flashing assessment
- The details that fail first, assessed properly rather than noted in passing.
- Attic and decking inspection
- Looking for daylight, damp sheathing, rusted fasteners, staining and compressed or missing insulation.
- Ventilation assessment
- Intake and exhaust measured against attic volume. Poor ventilation is the single most under diagnosed cause of premature shingle failure in the Triangle.
- Gutter and drainage check
- Because most of what homeowners call a roof leak turns out to be water that had nowhere else to go.
- Remaining service life estimate
- A specific number of years, in writing, rather than a vague recommendation to replace.
- Written report with photographs
- Delivered to you the same day or the next, yours to keep, share, or take to another contractor for a second opinion.
When Roof Inspection Is The Right Call
- You just bought the house. A general home inspection is not a roof inspection. Buyers routinely inherit a roof with three years left because nobody walked it.
- A storm just passed through. Documenting condition promptly after a storm protects your position with your carrier, whether or not you file.
- You are about to list. Knowing what a buyer's inspector will find is worth far more than finding out during due diligence.
- The roof is over fifteen years old. The point where planning saves money and reacting costs it.
- Somebody knocked and told you it needs replacing. Get an independent opinion from a company with a local address before you sign anything.
- You simply do not know. The most common answer we get, and a completely reasonable reason to book.

Is the inspection really free?
Yes, with no obligation and nothing to sign. We do not use contingency agreements, and we do not require a signature to climb your roof. The report is yours whatever you decide to do next.
How long does it take?
Forty five to seventy five minutes for a typical Triangle home, longer for large or complex roofs. We will walk you through the findings on site before we leave and send the written report afterwards.
Do you use drones?
We use them for context and for genuinely unsafe roofs, but a drone cannot lift a shingle, press a hail bruise or feel a soft deck. Anyone inspecting your roof exclusively from the air is not actually inspecting your roof.
Will you try to sell me a roof?
No. Roughly a third of the roofs we inspect need nothing, and we tell those homeowners exactly that. If yours does need work we will show you the photographs behind the recommendation and give you the repair option alongside the replacement option wherever repair is viable.
Can I use your report to get other quotes?
Yes, and plenty of homeowners do. The report is yours. We would rather be compared on an accurate picture of your roof than win work on a vague one.
