Roof Replacement done the way it should be
Most roof replacements in the Triangle happen for one of three reasons: the shingles have simply aged out, a storm broke the seal across a slope, or a repair history has finally stopped holding. Whichever it is, the decision should be made from photographs of your actual roof, not from a brochure or a knock on the door.
We inspect first, always. If the roof has real life left, we say so and quote the repair instead. When replacement genuinely is the right call, you get an itemised scope that separates material, labour and the decking contingency, so you can see exactly what you are paying for and what would change if we find rot underneath.
Our installation crews are in house. The person who climbed your roof during the inspection is on site the day it is installed and is the person you call afterwards. That continuity is the whole reason our warranty claims are rare.
What Roof Replacement Includes
Every line below is in the written scope, not implied by it.
- Complete tear off to the deck
- Every layer comes off. Roofing over an existing roof hides rot, voids most manufacturer warranties and adds weight the framing was never designed to carry.
- Deck inspection and replacement
- We walk every square foot of decking, mark soft or delaminated sheets and replace them. Decking is quoted per sheet up front so there is no day of install surprise.
- Synthetic underlayment
- Tear resistant synthetic across the full deck, which holds up under North Carolina humidity far better than the felt most budget quotes still assume.
- Ice and water shield
- At every valley, around every penetration and along vulnerable eaves. Valleys are where roofs leak first, so this is not the place to save eighty dollars.
- New flashing throughout
- Step flashing at walls, counter flashing at chimneys, new pipe boots and new valley metal. Reusing old flashing is the single most common corner cut in this trade.
- Ridge ventilation
- Balanced intake and exhaust, sized to your attic volume. Under ventilated attics cook shingles from below and shorten a fifty year roof to twenty.
- Architectural shingles
- Laminated shingles rated to 130 mph, installed to the wind nailing pattern the warranty requires, not the four nail minimum.
- Full site protection and cleanup
- Boards over landscaping, tarps on the siding, and a magnetic sweep of the drive, lawn and street before we leave.
When Roof Replacement Is The Right Call
- Shingles are curling, cupping or cracking. The asphalt mat has lost its flexibility. Once it goes brittle across a slope, repairs stop adhering and each fix buys less time than the last.
- Bald patches and granules in the gutters. Granules are the shingle's UV shield. Visible bald spots mean the mat is exposed and aging fast in our summers.
- The roof is over eighteen years old. Triangle heat and humidity age asphalt faster than national averages assume. Eighteen to twenty five years is a realistic service life here.
- Repeat leaks in different places. One leak is a repair. Leaks appearing in new locations mean the system itself is failing, not a single detail.
- Daylight visible through the attic boards. Gaps at the deck mean water is already reaching the framing and the sheathing has likely started to delaminate.
- You are selling within two years. Buyers and inspectors price an old roof aggressively. A new system with a transferable warranty usually returns more than it costs at closing.

Roof Replacement Questions
How long does a roof replacement take?
Tear off through final cleanup is one day for the large majority of Triangle homes. Two days is typical for steep, large or multi layer roofs, and three for complex architecture. We deliver material the morning of the install rather than days ahead, so your driveway is not blocked for a week.
Do I need to be home during the install?
No. Most of our customers work a normal day. We need access to the driveway and to an exterior outlet, and we will text you a photo set at the end of the day. If you do stay, expect noise from roughly 7am until mid afternoon.
Will you replace the decking, and how much extra is that?
We replace any sheet that is soft, delaminated or rotten, and we quote decking as a per sheet contingency in the original proposal so you know the rate before we start. Most Triangle homes need between zero and six sheets. You are only billed for what is actually replaced, and we photograph every sheet we pull.
Can you roof over my existing shingles instead?
We do not. A layover traps the old roof's problems underneath, adds load the framing was not designed for, voids most manufacturer system warranties, and makes the next replacement more expensive. It is cheaper today and more expensive over the life of the house.
What happens to my landscaping and my gutters?
We board and tarp beds, shrubs and hardscape before the first shingle comes off, and we work off the roof rather than leaning ladders on gutters. At the end of the job we run magnetic sweepers over the drive, lawn and street, and we walk it with you before we pull off.
What warranty comes with the roof?
Manufacturer coverage on the materials, and because we are a CertainTeed SELECT ShingleMaster, which is CertainTeed's highest contractor credential, we can write 50 year non prorated warranties. Non prorated is the part that matters: the coverage does not shrink year by year, so a claim in year 30 is worth what it was in year one. The warranty is registered in your name rather than ours, and our own workmanship warranty sits on top of it.

How soon can you start?
