Roof Repair done the way it should be
Water is a poor witness. It enters at one point, travels along a rafter or the top of the decking, and shows up on a ceiling several feet away. That is why a repair that starts with the stain instead of the roof usually fails twice before it works.
We start above, not below. Every slope gets walked and photographed, penetrations get checked individually, and where the picture is ambiguous we water test. Only then do we tell you what is wrong and what it costs.
The important part of a repair quote is the sentence most contractors leave out: how long this buys you. If your roof has eight good years left, we will say so and repair it. If it has one, we will tell you that too, and you can decide whether to spend the money twice.

- Leak source tracing
- Slope by slope inspection from above, attic inspection from below, and water testing where the entry point is not obvious from either.
- Flashing repair and replacement
- Step flashing at walls and dormers, counter flashing at chimneys, apron flashing at transitions. Most chronic leaks live here.
- Pipe boot replacement
- Rubber boots crack and split after roughly ten to fifteen years in our UV. They are cheap to replace and cause an enormous share of the leaks we see.
- Valley repair
- Open metal valleys corrode and closed cut valleys fail at the cut. Both are repairable without touching the rest of the roof.
- Wind and blow off repair
- Replacing lifted or missing shingles and hand sealing the surrounding courses whose seal strips have also broken.
- Skylight and chimney detailing
- Reflashing and resealing the two penetrations that generate the most callbacks in this trade.
- Decking and structural repair
- Where water has already reached the sheathing, we open the roof, replace the affected deck and rebuild the layers properly.

- Before, during and after photographs of every repair, sent to you whether or not you hire us for anything else.

Most repair quotes are a number and a promise. This is one of our own jobs, photographed as it happened, so you can see how far a proper repair goes before the shingles go back on.

When Roof Repair Is The Right Call
- A stain on the ceiling or a wall. Drywall staining records repeated wetting, not one event. By the time it shows, water has been getting in for a while.
- Shingles missing after a windy night. Wind that lifts one shingle has usually broken the seal on the neighbours too, even where nothing has come off yet.
- Drips or damp in the attic. The most useful place to look. Wet sheathing, rusted nail heads and dark staining all point to an entry point directly above.
- Damp or crumbling around the chimney. Counter flashing fails before anything else on a masonry chimney, and the repair is usually far cheaper than homeowners expect.
- A previous repair that keeps coming back. A leak that returns in the same spot was almost always mis diagnosed rather than badly patched.
- Mould smell in a closet or upstairs room. Slow leaks show up as smell before they show up as a stain.

Roof Repair Questions
How quickly can you come out for a leak?
We aim to inspect active leaks within one to two days, and we will tarp the same day if water is actively coming in. After a major storm the region books up fast, so calling early matters more than it should.
Is it worth repairing an old roof?
Sometimes, and we will tell you which. If the roof is under fifteen years old and the failure is localised, repair is almost always the right answer. Past twenty years the mat is usually too brittle for new work to bond reliably, and repairs start buying months instead of years.
Can you match my existing shingles?
Usually. We stock the profiles most common on Triangle homes and can source most current lines. Older and discontinued colours sometimes cannot be matched exactly, and weathering means even a correct match will look slightly newer for a season or two. We show you the match before we install it.
Will a repair void my manufacturer warranty?
A correctly executed repair does not. A repair performed with the wrong fasteners, wrong sealants or a non matching product can. That is one of the practical arguments for using a manufacturer certified contractor even on small work.
Should I file an insurance claim for a repair?
Often not. Most single repairs cost less than a typical North Carolina wind and hail deductible, so filing spends the deductible for nothing and puts a claim on your record. Where the damage is genuinely storm related and widespread we will say so and help document it.
Do you repair roofs you did not install?
Yes, and most of our repair work is exactly that. We will tell you plainly if we find installation defects from a previous contractor, with photographs, because that is sometimes actionable for the homeowner.
My roof is leaking but I cannot see any damage from the ground. Is that normal?
Very. The two most common leak sources in this region, failed pipe boots and failed flashing, are both effectively invisible from the ground and often invisible from the roof surface as well until you lift a course.
