Roof Repair, Garner Edition
This is our highest repair ratio town, and deliberately so. Failed pipe boots, wind lifted courses and small flashing failures on 1990s and 2000s housing are genuinely repairable, and we would rather do the four hundred dollar job now and the replacement when it is actually due.
Water is a poor witness. It enters at one point, travels along a rafter or the top of the decking, and shows up on a ceiling several feet away. That is why a repair that starts with the stain instead of the roof usually fails twice before it works.
Garner is the town where we quote the highest proportion of repairs rather than replacements, and that is a reflection of the housing rather than a policy. A lot of Garner stock is 1970s through 1990s, much of it re roofed once already in the 2000s, which puts a meaningful number of these roofs squarely in the range where a proper repair buys real years.
What Is Included
- Leak source tracing
- Slope by slope inspection from above, attic inspection from below, and water testing where the entry point is not obvious from either.
- Flashing repair and replacement
- Step flashing at walls and dormers, counter flashing at chimneys, apron flashing at transitions. Most chronic leaks live here.
- Pipe boot replacement
- Rubber boots crack and split after roughly ten to fifteen years in our UV. They are cheap to replace and cause an enormous share of the leaks we see.
- Valley repair
- Open metal valleys corrode and closed cut valleys fail at the cut. Both are repairable without touching the rest of the roof.
- Wind and blow off repair
- Replacing lifted or missing shingles and hand sealing the surrounding courses whose seal strips have also broken.
- Skylight and chimney detailing
- Reflashing and resealing the two penetrations that generate the most callbacks in this trade.
When You Need It
- A stain on the ceiling or a wall. Drywall staining records repeated wetting, not one event. By the time it shows, water has been getting in for a while.
- Shingles missing after a windy night. Wind that lifts one shingle has usually broken the seal on the neighbours too, even where nothing has come off yet.
- Drips or damp in the attic. The most useful place to look. Wet sheathing, rusted nail heads and dark staining all point to an entry point directly above.
- Damp or crumbling around the chimney. Counter flashing fails before anything else on a masonry chimney, and the repair is usually far cheaper than homeowners expect.
- A previous repair that keeps coming back. A leak that returns in the same spot was almost always mis diagnosed rather than badly patched.
- Mould smell in a closet or upstairs room. Slow leaks show up as smell before they show up as a stain.

| Pipe boot replacement | Quoted per project | Per penetration, including surrounding shingle work |
| Shingle repair after wind damage | Quoted per project | Depending on slope, access and how many courses lost their seal |
| Chimney reflashing | Quoted per project | Depends on chimney size and whether counter flashing must be cut into masonry |
| Valley rebuild | Quoted per project | Per valley, including membrane and new metal |
| Decking repair with roof rebuild above | Quoted per project | Scales with the number of sheets and the area of roof that must come off |

Roof Repair in Garner: Questions
How quickly can you get to a roof leak in Garner?
Garner is 45 min from our office, and we aim to inspect active leaks within one to two days. If water is coming in now we will tarp first and quote afterwards. Forty five minutes from Apex, scheduled alongside Raleigh and Clayton work. Established neighbourhoods have good access and straightforward material staging.
Is it worth repairing a roof in Garner or should I just replace it?
It depends on the age and the failure mode, and in Garner specifically the housing stock matters. 1970s to 1990s housing through the established neighbourhoods, a wave of 2000s development toward Eagle Ridge and the south, and continuing infill. We inspect, photograph every slope, and tell you how many years a repair actually buys before you spend anything.
How quickly can you come out for a leak?
We aim to inspect active leaks within one to two days, and we will tarp the same day if water is actively coming in. After a major storm the region books up fast, so calling early matters more than it should.
Is it worth repairing an old roof?
Sometimes, and we will tell you which. If the roof is under fifteen years old and the failure is localised, repair is almost always the right answer. Past twenty years the mat is usually too brittle for new work to bond reliably, and repairs start buying months instead of years.
Can you match my existing shingles?
Usually. We stock the profiles most common on Triangle homes and can source most current lines. Older and discontinued colours sometimes cannot be matched exactly, and weathering means even a correct match will look slightly newer for a season or two. We show you the match before we install it.
Do I actually need a new roof, or will a repair do?
That is exactly the question we answer, with photographs. In Garner specifically we quote a higher share of repairs than replacements, because a lot of the housing here is in the range where repair genuinely buys years. If yours is not, we will show you why.
