Repairs here are usually a holding action on a roof that is close to done. We will do them, and we will tell you honestly how long they buy, because spending twelve hundred dollars on a roof with two years left is rarely the right call.
Water is a poor witness. It enters at one point, travels along a rafter or the top of the decking, and shows up on a ceiling several feet away. That is why a repair that starts with the stain instead of the roof usually fails twice before it works.

- Replacing lifted or missing shingles and hand sealing the surrounding courses whose seal strips have also broken.

- Reflashing and resealing the two penetrations that generate the most callbacks in this trade.
When You Need It
- A stain on the ceiling or a wall. Drywall staining records repeated wetting, not one event. By the time it shows, water has been getting in for a while.
- Shingles missing after a windy night. Wind that lifts one shingle has usually broken the seal on the neighbours too, even where nothing has come off yet.
- Drips or damp in the attic. The most useful place to look. Wet sheathing, rusted nail heads and dark staining all point to an entry point directly above.
- Damp or crumbling around the chimney. Counter flashing fails before anything else on a masonry chimney, and the repair is usually far cheaper than homeowners expect.
- A previous repair that keeps coming back. A leak that returns in the same spot was almost always mis diagnosed rather than badly patched.
- Mould smell in a closet or upstairs room. Slow leaks show up as smell before they show up as a stain.

My roof was supposed to last thirty years and it is failing at sixteen. Why?
Because the rating on the package assumes ideal conditions and correct installation, and Triangle heat and humidity are not ideal conditions. Entry level three tab and builder grade architectural shingles commonly reach practical end of life at fifteen to eighteen years here, particularly with the under ventilated attics that were standard in that construction period.
